DIY vs Pro Concrete Coatings: Costs, Risks & Reality

A standard box kit from a local retail store contains thin water-based epoxy. It looks great for the first few months. Then, hot tires from your car pick up the paint. Within two years, the coating flakes, stains, and cracks.
Professionals do not use retail box kits. Experts install commercial-grade polyaspartic and multi-layered epoxy systems. These coatings bond chemically with the concrete. They resist chemicals, hot tires, and heavy impacts. A professional coating easily lasts 15 years or more without peeling.

The Prep Work Nightmare
You cannot just pressure wash a garage floor and apply a coating. Water gets trapped inside the concrete pores. If you seal that moisture inside, the coating will bubble and fail.
True preparation requires opening the pores of the concrete. Professionals use heavy, diamond-bladed planetary grinders. This machinery shaves off the top layer of weak concrete and creates a rough texture. The coating needs this rough texture to grab onto the floor.
Basic acid etching kits from stores rarely get the concrete rough enough. Without diamond grinding, your coating is sitting on top of the dirt, not bonding to the floor.
