How to Clean Polyaspartic Coated Floors

One of the biggest reasons homeowners upgrade to a polyaspartic floor coating is how incredibly easy it is to maintain. Unlike bare concrete, a polyaspartic surface is completely non-porous. This means dirt, grime, and automotive fluids cannot sink into the floor. Everything sits right on the surface.

However, we often hear from homeowners who are terrified of ruining their new, glossy finish. The internet is full of bad advice. Using the wrong chemicals can chemically dull your floor or leave a sticky film that actually traps dirt.

The Ultimate Everyday Cleaning Tools

Cleaning a textured, full-broadcast flake floor does not require expensive equipment. You just need the right basic tools.

For daily dust and debris, skip the standard household broom. Fine broom bristles get caught in the floor's anti-slip texture. Instead, use a soft-bristle push broom or a microfiber dust mop. These tools glide easily over the texture and trap dust instantly.

For wet cleaning, avoid cotton string mops. String mops tend to shred on textured coatings, leaving ugly threads behind. They also just push dirty water around. Instead, use a microfiber mop or a high-quality foam squeegee. A squeegee is our favorite tool because it pushes all the dirty water out of your garage in seconds.

Safe Soaps vs. Chemical Disasters

You do not need harsh chemicals to clean a polyaspartic floor. In fact, heavy cleaners will ruin the look of your floor over time.

  • The best daily cleaner: Clear water mixed with a small amount of a pH-neutral cleaner, such as Simple Green or Dawn dish soap.

  • Cleaners to avoid completely: Never use citrus cleaners, vinegar, or any acidic solutions. The acid breaks down the clear topcoat, causing it to lose its glossy shine.

  • Skip the wax: Do not use floor waxes or polish. Polyaspartic does not need wax to stay shiny. Adding wax just creates a sticky, dull film that catches dirt and footprints.

For quick cleanups, simply mix a bucket of warm water with a squirt of dish soap. Mop the floor, rinse it with clean water, and use your squeegee to push the excess water out the door.

Lifting Stubborn Oil and Grease Stains

Cars drip. Whether it is motor oil, brake fluid, or engine coolant, these puddles look alarming. Because polyaspartic is highly chemical-resistant, these fluids cannot permanently stain or damage the coating.

If an oil spot sits on your floor for a week, do not scrub it with a wire brush. You will scratch the clear topcoat. Instead, wipe up the standing fluid with a paper towel.

Next, spray the greasy area with a concentrated degreaser like Simple Green. Let the soap sit on the spot for five minutes to break down the oil. Scrub the area gently with a soft nylon scrub brush, rinse with clean water, and wipe it dry. The oil will lift away completely.

Erasing Black Tire Marks and Dried Mud

During the summer, hot tires can leave black rubber tracks on your floor. Dried construction mud can also bake onto the anti-slip texture.

To remove these stubborn marks, do not scrape them with metal tools. Soak the tire marks or dried mud with warm, soapy water for ten minutes. This softens the rubber and breaks up the dirt bonds. Use a soft nylon deck brush to scrub along the texture of the flakes. Rinse the spot with a hose, and the marks will disappear.

The Battery Acid and Rust Nightmare

Battery acid leaks from golf carts are a common issue for many homeowners. If battery acid drips onto bare concrete or cheap epoxy, it eats a permanent hole right through the floor.

A high-performance polyaspartic floor can survive battery acid leaks, but you must act quickly. Neutralize the acid immediately by pouring baking soda directly over the spill. Once the bubbling stops, wipe up the mixture, wash the area with dish soap, and rinse it thoroughly with clean water.

For orange rust stains from metal storage shelves, spray the spot with a mild commercial rust remover safe for coated surfaces. Scrub gently with a nylon brush and rinse well. The Pressure Washer Warning

Homeowners love using high-pressure washers on everything outside. While polyaspartic coatings are incredibly tough, blasting them with high pressure can be risky.

If you hold a pressure washer nozzle too close to the edges of the coating or near an expansion joint, the intense pressure can force water underneath the system. This can cause the edges to lift and peel.

You do not need extreme pressure to clean these floors. A standard garden hose with a high-quality spray nozzle provides enough force to safely wash away loose dirt and grime.

Bringing Back the Day-One Wow Factor

If your floor is five years old and has lost its original, clear shine, it is usually not damaged. It is just covered in a microscopic layer of soap scum or hard water deposits.

To bring back the mirror-like gloss, give the floor a deep rinse with a mixture of warm water and a cup of clear ammonia. The ammonia cuts through old soap film and hard water spots without hurting the polyaspartic material. Squeegee the floor dry, and that original brilliance will return instantly.
